UK Investor New to London Market – Budget £1.2 Million


Our client was an experienced investor looking to expand his portfolio of commercial and residential property.
Although he had visited London before, he was not sure where to invest – although he wanted somewhere in prime central London.

Our brief was to find a long-term investment:

  • with two bedrooms
  • a central location
  • a minimum gross rental yield of 5%
  • at least 900 sq feet
  • no more than 5 min walk from the tube
  • a purpose built period or modern apartment
  • somewhere they could keep in the family for generations

We started by taking our clients on an orientation tour of South Kensington, Chelsea and Marylebone – central locations with strong potential for capital growth.

We initially previewed fifteen properties over eight weeks, which gave us an excellent insight into their taste and needs. We subsequently previewed another seven properties, the majority of which were off-market.

Having read our reports and seen additional photographs, we organised a property tour of the three most promising options. Having settled on a particular property – a fantastic apartment in Marylebone – we secured the deal with minimum fuss.





Overseas Buyer Seeking Long-Term Investment & Future Home - Budget £950,000


Based in Sydney, Australia, this client asked us to conduct the whole transaction without seeing the property.
Having lived in London before he had a specific type of home in mind: a property in ‘The City’ (‘the square mile’) in the heart of London’s financial district.

Our brief was to find somewhere:

  • with two bedrooms
  • a minimum gross rental yield of 5%
  • at least 900 sq feet
  • no more than five-minutes-walk from tube
  • purpose built period or modern apartment

After short-listing eight properties, we filmed all the candidates inside and out. After reading our reports, our client decided on a new-build apartment just minutes from Moorgate station.

As a cash buyer we secured the property for £860,000; a significant saving on the asking price of £895,000.





Overseas Couple Buying Long-Term Investment – Budget £1.1M


The discerning couple from the Lebanon wanted a property they could rent out for several years but use as a second home from time to time.

Our brief was to find an apartment:

  • located in Kensington
  • no more than £1.1m
  • with 1 bedroom
  • a good rental return

We previewed more than thirty properties in South Kensington and Kensington High Street, as our clients weren’t sure which part of the area they preferred.

We presented them a shortlist of fifteen properties. They decided to view ten of these, and flew into London for our property tour.

Once they decided which property to buy – a spacious apartment near Gloucester Road tube – we secured the property for £930,000; this was fifty thousand pounds below the asking price.
