Why Shouldn't I Use An Estate Agent?
Because London property finders like us represent you, not sellers or landlords. We have no hidden agendas. We’ve always got your best interests at heart, so you’ll get a realistic appraisal of a property’s real strengths, weaknesses and risks. What’s more, whereas estate agents can only show you properties on their books, our scope is unlimited.
Will I See Properties That Aren't On The Open Market?
Most definitely. Although we source many properties through estate agents, we have a network of industry professionals at our disposal including lawyers, wealth managers, developers, and family offices that manage off-market properties. We’re actively involved in the market, so we hear about sought-after homes before they reach estate agents windows.
What Will I Pay?
We simply charge an engagement fee (which is fully deductible from the final amount), plus a success fee.

Will I Be Penalised If I Start A Search But Do Not Proceed?
No. If your circumstances change during the search period, and you do not buy or rent a property, not additional charges are due.
Will You Manage The Whole Process For Me?
Yes. We’ll manage the full property search and purchase from start to finish – from initial searches until contracts are completed. You won’t have to worry about a thing. Interestingly, clients often contact us in the future when they need a good builder, architect or interior designer.
What If I Want To Be Involved?
We’re flexible. You can have as much or as little involvement as you like. For example, if you want our expertise and honest advice, but want a hands on role during the negotiations, that’s fine. If you’re living overseas, we’re happy to look after everything for you.
How Much Time Will I Save?
Statistics tell us that ordinary London buyers spend nearly seventy hours searching the internet, ringing estate agents and viewing unsuitable and uninspiring properties before they find the right one.
Because we do all the hard work for you, our clients spend an average of just six hours on their search – and most of that is spent on the personal property tours we arrange. There simply isn’t a faster, easier way to purchase your ideal property.
How Many Properties Will Be Shortlisted?
Again this depends on you. Some clients have already started searching and know exactly what they want. If that’s the case, we might only show you a couple of properties. On the other hand, if you’d like to spread your wings and sample contrasting properties in different locations, we might show you fifteen homes. It all depends on the brief you give us.
Will You Handle Purchase Funds For Me?
We're afraid not. All funds will go through the usual channels via solicitors and banks.
