Family From New York - Budget £1.2M

 

Our clients were a professional couple from New York. As they had two children and very little knowledge of London or the UK property buying system, they needed someone to make life easier and give pertinent advice when needed.

Our brief was to find a house or apartment:
 

  • where they could put down roots
  • was close to good schools
  • had over 1500 sq ft
  • just ten mins from the tube


After talking to the couple, we shortlisted eight areas including Fulham, Chiswick, Richmond and Putney; we also organised an orientation tour, so they could get a feel for each locality.

After showing them two properties in each area, so they could understand the types of properties available for their budget, they decided to focus on Fulham and Hammersmith.

As they had fulltime commitments, we did the legwork by previewing fifteen candidate properties. After discussing each one with the couple in the evenings, they decided to view six.

We secured the property they chose for £1.15m – ten thousand pounds under the asking price. We saw the transaction through to completion within eleven weeks.
 

 


 

 

Family From London – Budget £2.5M

 

After living in a Chelsea apartment for ten years, our clients decided the time was right to upsize – not least because they had two growing children. However, they didn’t want the kids to move schools.
Our brief was to find a house:
 

  • not far away
  • with at least four bedrooms
  • a garden (minimum 20m in length)
  • 2000 sq ft or more
  • close to green space

 

After talking through different options, the family settled on Barnes and Putney – two areas near the beautiful Richmond Park and Barnes Common.

After eight weeks, twenty previews and twelve viewings, we secured their ideal home: a sought-after five bedroom Victorian house in picturesque Barnes.

Our role in securing the property was vital. As four other parties were interested, a sealed bids auction took place. Our experience of these situations ensured that our clients didn’t miss out, whilst staying comfortably within their budget.

  

 


 

 
 

American Buyer in Pimlico, London – Budget £750,000

 

Our American client wanted something she could live in for five years but rent out if she moved back to the US. Because she was unfamiliar with the UK’s freehold / leasehold system, we helped her through the entire process, offering extra guidance when required.

As she wasn’t sure where she wanted to live (although it had to be central) we eventually focused on Pimlico, an area with elegant buildings and excellent future prospects.

Our brief was to find a period apartment:
 

  • with two bedrooms
  • 700 square feet
  • was on the top floor
  • with period features

 

As our client worked nearby, we gave her regular feedback – including our assessment of several homes which had not yet reached the open market.

We soon found the perfect property - a two bedroom regency style, stucco fronted two bedroom apartment on the third floor – which our client fell in love with immediately. We secured the property for £50,000 under the asking price.
 

 


 

 

Swiss Couple Relocating in London – Budget £1.6M

 

Although they had lived in London before, our Swiss clients had no idea where to buy. Therefore they needed our local knowledge as well as our ability to make relocating easier.

They had specific ideas about the type of property they required: a period house which could serve as both a home and a workspace for the wife’s business (with easy access for her clients).

Our brief was to find a property with:
 

  • a central location
  • three bedrooms
  • which could accommodate 400 square ft of office space
  • a minimum of 1200 of square ft living space 
  • within five mins walk from the tube


After researching flexible homes with ample room for living and office space we shortlisted Fulham, Clerkenwell, Angel and Waterloo - four contrasting areas with different advantages. Our clients settled on Waterloo due to its proximity to the centre of London.

Within weeks we’d found a magnificent 1900 square feet Georgian house, close to the tube, with a separate entrance on the lower ground floor. This was the perfect way to separate the office from the rest of the home. We wasted no time securing the property for less than the asking price
